Garrison Buys Former AJWright Distribution Center

SOUTH BEND, IN—Garrison Investments, a middle-market credit, distressed and asset based investor, has purchased a 538,500-square-foot empty distribution building on 71 acres at 1902 W. Sample Street here.

TJX Cos. is the former owner of the building, which had been used for storage and distribution of merchandise for the firm’s former AJWright retail chain. The property, which is two miles from US Highway 31/20 and four miles from Interstate 80/90, is currently available for lease. Philadelphia-based Binswanger represented TJX in the sale.

Built in 2005, the single-story industrial building’s key features include stone base, a wire guide system, Ashford Formula floors, steel columns, an insulated rubber membrane roof, a ESFR sprinkler system and 88 dock doors.
