Two Long-term Leases Bring SL Green’s 521 Fifth Ave. to 98 Percent Occupancy

NEW YORK—Chinatrust Commercial Bank Ltd. and Major Lindsey and Africa, a legal recruiter, have signed long-term leases at 521 Fifth Ave., a 39-story boutique office building located two blocks from Grand Central Terminal and owned by SL Green.

In its lease, Chinatrust Commercial Bank signed a 20,987-sq.-ft., 15-year lease to occupy the entire 11th floor of the property. Major Lindsey and Africa signed a 10-year, 21,677-sq.-ft. lease at 521 Fifth Ave. where it will occupy the entire fifth floor.

The Cushman & Wakefield team of Tara Stacom, Barry Zeller, Peter Alden, Whitten Morris and Mikael Nahmias represented SL Green in both transactions. Jamie Smith of Cassidy Turley represented Major Lindsey and Africa in its lease, while Soon Rhee of First New York Realty Brokers LLC represented Chinatrust Commercial Bank.

With the signing of these two leases, the 463,000-sq.-ft. property brings it to 98 percent occupancy. Other major tenants within the building include Royal Healthcare, Lebenthal Holdings, Starz Media and McGraw Communications.
