PRESS RELEASE: Behringer Harvard Affiliate Sells Nearly 41 Acres in SW Arlington

ARLINGTON, TX – A Dallas-based limited partnership has sold 40.8 acres in southwest Arlington to Athlos Academy, a charter school operator that has invested nearly one year into rezoning the property for its planned use.

The property is bounded by South Bowen Road, just south of Interstate 20. The seller, Behringer Harvard Bowen Rd. LP, was represented by Gary Walker, president of SCM Real Estate Services in Arlington, and Renee Efimoff, senior leasing agent.

"Athlos Academy conducted numerous studies to ensure its development plan worked," Efimoff says, "and had the least impact possible on the surrounding neighborhoods."

The Arlington campus will be the buyer's second in North Texas. Representing the buyer of record, Charter School Fund II LLC, was Jamie Leonie of Vanguard Commercial Group.

The campus will be flagged "International Leadership of Texas: Powered by Athlos." The curriculum focuses on academics, athletics, nutrition and extracurricular activities to provide a fitness-driven and trilingual education for students from kindergarten through grade 8. In addition to educational buildings, the campus will include several athletic fields.

Since 1984, the property, surrounded by residential developments, has been zoned as a planned development for data processing, office and training center uses. It was rezoned in early November to a planned development for all estate uses, opening the door for the charter school's new campus.

"We had a lot of interest in this property from home builders," Efimoff says. "Athlos Academy will be a strong attraction and educational benefit for the city of Arlington.
